The Park

The park has been in existence for about 50 years and was purchased by the current owners in October 2010. The park has been since been upgraded and the infrastructure is now of a high standard. However, there is still more to do and the park owners are committed to finishing the work in the next few years.

The park is situated on the A438 road towards Abergavenny as you leave Hereford. It is ideally located for the retired / semi retired, with a convenience store 100 yards down the road and a bus stop close to the park entrance allowing quick access to the City centre.

Our residents, many who have lived on the park for many years, enjoy the park living lifestyle. Advantages include the peace and quiet of the park (we allow no new residents under the age of 50), the community spirit where residents look out for one another and a very economical way of living. As a rule, many of the residents come to our parks stay for a considerable period of time. We believe this is about the best advert there is for both our park and park home lifestyle in general.

Hereford

Hereford is a cathedral city, civil parish and the county town of Herefordshire, England. It lies on the River Wye, approximately 16 miles east of the border with Wales, 24 miles southwest of Worcester, and 23 miles northwest of Gloucester.

The city is world-renowned for its food and drink production, the highlight being ‘Golden Amber’ Cider. Hereford Cathedral is the highlight of the city centre and is now over 1300 years old. It is home to the Mappa Mundi, the largest medieval map of the world in existence.

The city centre itself is traffic-free, with independent outlets sitting alongside well-known high street names. The recently opened Old Cattle Market is a welcome addition to the city’s facilities, adding a new cinema, shops and restaurants for all to enjoy.

Voted the nation’s favourite river in 2010, the River Wye winds its way through the county providing the setting for wonderful walks and stunning scenery. In its lower stretches, it meanders for 45 miles (72 km) through the Wye Valley Area of Outstanding Natural Beauty, from just south of Hereford down to Chepstow.

Park homes can come in a wide variety of sizes. However, as a general rule they are either 'singles' (10' or 12' wide) or doubles (20' wide). Lengths can vary between 30' and 45'. Prices vary considerably depending upon size, location on the park and age. An older, small single may be worth £50,000, whereas a new, large double may cost upwards of £160,000.

The only difference is the method of construction. Once inside, there’s no difference at all – they are every bit as comfortable and spacious as a modern bungalow. Park homes are built to their own British Standard 3632 and are designed for year round occupation.

Yes. We have a full residential licence. This is different to holiday parks which typically only allow home owners to occupy their holiday homes for 10 months a year.

Values follow closely those of the conventional housing market at any time. They will usually increase in value in the same way as a well kept house of similar size in the same part of the country. However, it is important that they are well maintained to prolong their lifetimes and prevent any fall in value.

There are some homes at Fayre Oaks which are more than 50 years old. Park homes built nowadays use greatly improved materials designed for better performance, durability and minimum maintenance. These modern homes also have the benefit of improved timber treatments, uPVC windows, better roof tiles and exterior render, so there is every reason to suppose they will last for much longer than 50 years.

Pitch Fees (or ground rent) is payable to the park. This is approximately £1,500 - £1,800 per annum, depending on the size of the park home. It does not include water rates. Electricity is supplied by the park and charged according to amount used. In 2020 the park was upgraded to natural gas, which is paid to the usual suppliers.

Yes. All our homes fall into band A for council tax.

As a Park we try not to be too restrictive, but for the good of the park and all the residents, we do have a number of rules all residents are asked to comply with.

There is a set procedure for purchasing a park home. Please ask the estate agent selling the home or take legal advice.

When you first occupy a home, all residents enter into an agreement with the park owner. This sets out the rights of each party going forward. In summary, as long as the home owner does not fall behind with their ground rent or fails to keep the home and pitch in a good state of repair, the home can remain on that pitch indefinitely.

New & Previously Owned Homes

Park homes of today are extremely well constructed and are particularly energy efficient. All our new homes are sited on a landscaped plot, surrounded with a brick skirt and all have a block paved parking spot. Prices range considerably, depending upon size of home and location on the park.

Previously owned homes are often on the market, being sold by their current owners. Again prices are dependent on the size and location of the home, and also to a significant extent the age of that home.
